The quarter Arenys sold

Dear Partners,

The quarter closes with the sentence we have been working towards since we took the keys in September 2025: Arenys is sold.

Terms are agreed with two families who will share the house. The contract is with the lawyers and completion is expected before the end of the year. I want to be precise with you, because precision is what this report is for: the sale is agreed, not yet signed, and registration of the new-build declaration is the last administrative step standing between us and the notary.

I will not pretend the project ran clean. Construction closed 108.092 € above what we had budgeted, the gardens were never in the budget, and the total investment finished 210.948 € above viability. We absorbed it rather than thin the finish — and the market answered. The house leaves at 2.100.000 € against a viability price of 1.850.000 €, and the return still lands at 298.302 €, above the 259.250 € we underwrote.

We do not protect a number by making the house smaller.

The structural news of the quarter, though, is not Arenys. It is White.

In July the municipal architect confirmed what we had been arguing for two years: Avinguda d'Alacant 16 can be developed as an apart-hotel — single ownership, no segregation of units, a licensed hospitality use in the historic centre of Jávea, where that permission has become close to unobtainable. We have moved the exit only modestly, from 3.025.000 € to 3.110.000 €.

I want to explain why the number moved so little, because the temptation was to move it a great deal. The licence changes what the building is allowed to become, and that is worth a great deal — but it is not yet granted on paper, the works have not started, and we hold no independent valuation. We will price the permission when we are holding it, not while we are expecting it. The building has not changed. What it is allowed to become has, and that is the asset we are now building.

On your capital: the interest accrued through 2025 amounts to 411.895 € and is scheduled for distribution this quarter. The model returns your subscribed capital in full in 2027, funded by the White exit.

Tukan closed. Arenys closes this year. White is where the return of this fund now lives — and for the first time since we incorporated, it is in execution rather than in negotiation.

Thank you for the patience these twenty-two months have asked of you.

Viability vs. Reality

Every project is reported as a pair: what we underwrote, and what actually happened. The difference is the only number that tells you whether we can estimate.

Arenys

Benissa · ~12-month cycle · Delivered June 2026

Acquired in September 2025 to accelerate capital rotation ahead of White's construction phase. Delivered on schedule in June. The new-build declaration was registered at the Land Registry on 5 October — the last condition is gone. Two families sign before the notary on 21–22 November 2026, at 2.100.000 €: 250.000 € above the price we underwrote.

What the buyers wrote
Encore un tout grand merci pour tout !!! Bisous et à bientôt !

“Thank you again, so much, for everything. Kisses, and see you very soon.”

Sent from the house, the afternoon of the visit

À vous deux, un grand merci pour le déplacement ce midi et le discours sympa comme toujours, ouvert et constructif.

“To you both, thank you for coming out this afternoon, and for the tone — open and constructive, as always.”

The lead buyer, after the terms meeting

Pourriez-vous svp aussi nous envoyer les informations sur le service concierge et la communauté, le Tosalet, etc.

“Could you also send us information about the concierge service, and the community — El Tosalet, and so on.”

Unprompted, before the contract was drafted

The last one matters more than it looks. Before signing anything, the buyers asked to be brought into the wider ecosystem — concierge, community, the club. That is the compounding layer this vehicle was built to create: a house is a transaction, a member is a relationship.

Avinguda d'Alacant 16, Jávea · ~24-month cycle

694 m² in the historic centre. In July 2026 the municipality confirmed the building may be developed as a one-star apart-hotel under single ownership — a licensed hospitality use in a town that has effectively stopped granting them. The exit has been revised upward, but deliberately little: the licences are not yet granted.

Aerial view of the four Heritage Jávea buildings on Avinguda d'Alacant, with plot boundaries marked
Avinguda d'Alacant · Jávea old town

Four buildings, one avenue. This vehicle holds H16 — White. In April the group also bought H8 — Number 8, through a separate vehicle. Two of the four are now ours.

After two years in municipal offices, the building has a category. This is what changed in the quarter, and what has to happen next.

The decision. Meeting with the municipal architect concludes that the building is to be developed as an apart-hotel, as set out in the urban compatibility report. Because the use is tertiary — hotel — the environmental licence and the intervention project must be applied for together, each depending on the other.

Q3 2026

Distribution locked to the activity. The layout is being adapted to the licensed use first, and only then carried into the basic project. Individual laundries removed, the external plant area reassigned to installations, accessible WCs resolved across the basement for the café, gym and public use.

18 September 2026

Technical coordination. Vicente Benet holds the intervention project; DATEC carries installations, fire safety and accessibility for the activity licence; Tom Jaring is modelling the building in Revit/BIM, with installations to follow in the same model. Vertical-discharge climate plant, a ~10 m² enclosed hot-water and pool room, and one gas flue per floor are being resolved against a protected rear façade that cannot take new openings.

Next

Joint submission, then works. Building works of 950.000 € begin once both licences are granted together. Utility connections with Iberdrola are being started early — the lead time is approximately a year.

The group has bought Number 8

On 14 April 2026 Avinguda d'Alacant 8 — the 1875 casona four doors up from White — was acquired through a separate vehicle, not through this fund. No part of your capital was used, and it appears in none of the figures in this report.

We report it because of what it does to the street. Look again at the aerial photograph above: two of the four marked buildings are now in the group's hands, and White is one of them.

Shared services

The sewer connection point at the Almeda / Portelles corner lets us run a single mains connection for both buildings instead of two. Infrastructure that was a cost for one asset becomes a cost shared across two.

One licensing path

Both buildings are heading for the same use — apart-hotel in a protected historic centre — through the same municipal department, the same technical team (Vicente Benet, DATEC, Autentico) and the same body of precedent. What we learn on one, we apply to the other.

Scarcity, twice

Jávea has effectively stopped granting hospitality licences in the old town. Holding two adjacent licensed buildings on one avenue is not twice one asset — it is a corridor, and a corridor can be operated, branded and sold as a single proposition.

What it means for White

White stops being an isolated renovation in a town centre and becomes the anchor of a block the group controls. The exit has been revised from 3.025.000 € to 3.110.000 € — a deliberately cautious step while the licences are outstanding.

To be unambiguous: Number 8 is owned by BI ALACANT 8 S.L. Partners of Bataille Invest Original hold no right, interest or claim in it, and it is excluded from every figure in this report. What it changes is the position of White — and White is yours.
